The apartment is nestled within a beach area estate on the shores of Pattaya/Jomtien’s quiet Dongtan Beach. Excellent located! The 100% renovated, spacious condo has a queen sized bed with soft top, ensuite bath with shower hub, living and dining areas, A/C, new generation ceiling fan for comfortable temperature in the room, cable TV, full kitchen, private terrace with a view of the beautiful beach/sea, 24 Hours security, CCTV, parking, in-room wifi/internet (private line), fully furnished and all white goods include.
There are restaurants and supermarkets, short walk to entertainment.. Guests have private access to tennis courts, the refreshing pool with sun loungers or the beach next to our garden.

Although we provided a clear explanation of the condo in the description, we just wanted to give you some extra info about our self catered apartment/studio.
You clearly understand that you not book a bed & breakfast or hotel room with hotel service. You rent a fully furnished studio/condo in a beachfront condominium. This means you have boundless freedom and privacy. These self catering- and self service units have balcony, living room/bedroom, bathroom. The condominium maid service cleaned and provide the unit with towels and bedsheets up on arrival. From that point it’s your choice to maintain the condo by yourself or order the condominium maid service for a small fee at the reception.
We do our very best to give you a quality stay for an affordable price. In return, we of course count on the resident to treat the condo as if it’s their own property.
IMPORTANT INFORMATION / CHECK-IN INSTRUCTIONS / HOUSE-RULES / FAQ
Check-in: Easy check-in with the Voucher. You will receive a VOUCHER, map and check-in instructions at least 14 days before your arrival day. The keys will be collected by the client at the reception-desk (representative) during check-in and must be returned to the representative during check out.
*PLEASE LET US KNOW if you arrive after office hours (5 pm). In that case, keys will be available with the security guard.
Occupation: Max 2 persons. Smoking is only permitted on the balcony.
Upon the client’s arrival the apartment will be cleaned and prepared for the number of guests indicated on the voucher. Including all bedsheets and towels. During your stay you can maintain the property yourself or order the maidservice (reception). The final cleaning,-service and -laundry (included last sheets and towels), will be done by the condominium maid service. This is our guarantee that all apartments are delivered clean on arrival.
Refundable damage deposit on arrival: 4000 Baht, refundable at check out. We collect, hold and return this money on your behalf to cover damage to the rental and additional cost.
Additional costs: Water and electricity, according to consumption, will be charche at the low cost of the utility company (no additional fee). Consumption is negligible. If you use airco, we recommend that doors and windows are tightly closed. Check the meters together with the representative. Condominium service fee: end cleaning, end laundry, swimming pool, tennis courts, desk service ... + free inroom internet = 1000 Baht per stay.
Arrival: At Bangkok Suvarnabhumi airport take a taxi or bus to Pattaya/Jomtien.
Taxi: Taxi on arrival (1500THB), taxi pre-ordered (1100THB), print the map for the taxi driver.
Pre-order online: vehicle STANDARD SEDAN(2p)
Airport shuttle bus Pattaya/Jomtien: Bus (130 THB, every hour) on floor 1 of Suvarnabhumi airport (last desk).
Get off the bus at Jomtien, last stop (airportbus office).
The main entrance of Jomtien Condotel is opposite to this stop, next to PanPan restaurant.
You can walk (300m.) or take a scooter- / bahtbus taxi to the buildings (50/100THB).
Check-in: Go to the reception of your building, show the VOUCHER, pay the deposit and pick up your keys. The reception desk’s opening hours are 08 am - 05 pm. *PLEASE LET US KNOW if you arrive after 05 pm. In that case we will leave the keys with the security guard (in the lobby of Building A or B).
Check-out: You can check-out at your most convenient time, at the reception desk which is open from 08am to 05pm (check opening hours).
Keys: You’ll get an emergency key for the safe deposit box, apartment door keys and a magnetic coin.
To open the door to the elevators, keep the magnetic coin in front of the electronic keyboard (next to the door) until you hear a beep and open the door. To open this door from the inside, just push the button next to the door until you hear a beep.
*You’ll also need the magnetic coin to open the entrance gate and the private gate to the beach & pool.
Take the elevator to your apartment. The private apartment will be cleaned and prepared for the number of guests indicated on the voucher.
Internet: you will find your network and password details on the VOUCHER. In case there is no connection, reboot the router. Turn off the router and restart it after one minute. You can find the button on top of the router. Use the right network and password.
If you want to have an internet connection on your smartphone everywhere, we recommend to buy a 3/4g simcard, available in many shops.
Water & electricity: you will only be charged for your consumption at the low price of the utility company (no additional fee). With the exception of the air conditioning, consumption is negligible. You are free to check the electricity meter with the representative on arrival and departure.
Fans & air conditioning: In addition to the air conditioning, there are two fans in the condo. One in the bathroom for cooling and dry up the wet floor. One new generation ceiling fan in the room, turn on next to light switch and set the remote control to low / med, open the second door and sliding window from the balcony and you will have fresh air and pleasant temperature in the condo. Use this as much as possible, you not only save energy but it is also much healthier. * Don't forget to close the fans when you leave the condo. ***Open the window and door at least a couple of hours a day for fresh air and to expel the humid air.
Cooking & eateries: There are cooking facilities in the room as you have read in the booking description (full kitchen). The kitchen has a induction plate, a hood, sink, a microwave oven, a multi electric cooking pot, a toaster, a water heater, a refrigerator, pots & pans, plates, cups, glasses, cutlery... take your responsibility to clean everything after every use! Cooking in tropical countries asks for extra hygiene.
*Induction cooking plate: Put first a pan on the plate and turn on the power. Unless there's a pan on the cooking zone, no heat is produced. If you are not familiar with induction cooking please read first the instructions in the kitchen cupboard.
There are good and cheap restaurants for breakfast nearby (near the swimming pool, block A, beach road…).
There’s a small supermarket in block B. 24 Hours International supermarket 'Foodmart' an ATM bank, international restaurants, scooter rental... you will find all these places opposite to the main entrance (see map).
Safe deposit box: programming your PIN number (see instructions on the safe). Check the safe first with open door and without any personal belongings inside (there is a security key on your key ring). Lock and leave the door open when you check out.
Linen: All linen will be provide.There are many towels and bedsheets in the linen cupboard (otherwise ask the maid). It’s your responsibility to keep the linen clean, the laundry shop is on ground floor. The final cleaning and last bedsheets/towels laundry will be done by the condominium maid service and is include in the service-fee. Additional linen will be charche by piece. Of course we count on the residents to leave the flat in an acceptable state.
Tennis courts: There is a rotation system for the tennis courts in busy periods, ask at the reception desk of building A
Gym: The famous ' Hard Body Gym' is easy to reach along the beach, Beach Road soi 3.
Local Transport: You can order a taxi/scooter-taxi at the reception desk. The main entrance has 24 hour 10 Baht bus service to Pattaya downtown (Walking Street) or to South Jomtien.
What if a lamp is broken or the batteries of a remote control are empty during my stay. - Do as at home and replace them. There are usually spare lamps and batteries.
What should I do if I accidentally break a cup or plate. - Purchase / replace with a similar item.
- Thank you for not smoke in the rooms. Smoking is only permitted on the balcony.
- Please don't wear shoes in the swimming pool area and don't wear swimsuits in the lobby
- Please do not throw paper towels in the toilet bowl
- All drains as well as bathroom floor drain need to have water poured into them regularly to avoid having the water in the trap evaporate (against smell).
- Sorry, pet are not allowed in our residences
- Do not feed the birds on the balcony!

Safety and Conduct: You have primary responsibility for your own safety and for the safety of anyone that you allow on to the accommodation during your stay.By booking the renter agree to indemnify and hold the accommodation owner harmless from any and all loss, cost, claim, injury, damage or liability sustained or incurred in connection with the renter use of the accommodation, include but not limited to claims arising in connection with the renter or any guest, any damage to personal property belonging to the renter or any guest. The renter, agree that on behalf of himself and the guests, we will not bring any suit, claim or legal action against the owner for any damages, injury, losses, cost or expenses incurred by the renter or renters guests resulting from, or relating to, the use of the accommodation.
UNDERSTANDING RENTER DEPOSITS
Renters pay a booking deposit to book. Due at time of booking: 20% (minimum 4,000 THB). Balance due 28 days before check-in. Renters pay 100% to book 28 days before check-in (If you are more familiar with Tripadvisor, we send you a link to book and pay on Tripadvisor website.)
Renter cancellation policy: Flexible

These terms and conditions (the “Booking Contract”) are between and shall bind the property owner or manager (“we”, “us” and “our”) and the Renter(s) who book our property (the “Property”) through one of the websites . Each such booking is referred to in the Booking Contract as a “Booking”. References to “you” or “your” are references to the person making the booking.
Any Booking is subject to the Booking Contract. This Booking Contract and our confirmation email contain the entire agreement between us and you and forms the basis of your agreement with us so please read them carefully. Nothing in this Booking Contract affects your usual statutory rights.
The payment facilitator used by us on your Booking will be the owner of the condo, the condotel is located in 2 Tappraya Rd. Nongprue Banglamung Chonburi under number 20260.
For the avoidance of doubt, you acknowledge and agree that the provider of the Property is the registered owner.
Making a booking
There are two ways in which a Booking can be made by you. Either you can:
? book a Property with us by making the payment specified in the initial quote provided to you by us (the “Quote”) once we have accepted your booking request. The Booking shall be made and this Booking Contract shall be effective once the booking fee and the Initial Deposit (as defined below) or full payment has been received by The condo owner and you have received an email confirming the Booking and including the Cancellation Policy (as defined below); or
? issue us with a booking request form via the Website (“Booking Request Form”) and pay the full payment or Initial Deposit for the Property to the condo owner. The Booking shall be made and this Booking Contract shall be effective when we has received the full amount payable for the Property or the Initial Deposit.
If the Quote or Booking Request Form requires that you:
? make a payment in full, then you must pay the full amount for the Booking and the booking fee to the condo owner by the due date; or
? pay an initial deposit (the “Initial Deposit”) followed by a balance payment (the “Balance”), then you must make both payments to the condo owner within the specified time periods.
You shall be required to pay the applicable damage deposit (the “Damage Deposit”), cleaning fee and/or any other fees (“Other Fees”) on location.
You should carefully check the details of the Quote or Booking Request Form before making any payment to the condo owner regarding your Booking, as well as the confirmation email and inform us immediately of any errors or omissions.
Paying for your Booking
Where you have only paid an Initial Deposit, you are required to send to the condo owner your payment for the Balance and you may be required to pay within a certain period prior to the arrival date specified in the email confirmation (the “Arrival Date”). If you fail to make the balance payment due to the condo owner in full and on time we shall be entitled to treat your Booking as cancelled by you and the Cancellation Policy (as defined below) shall apply.
If you cancel or amend your Booking
If you need to cancel or amend your Booking you must write to us or email us as soon as possible. The link to your Booking page in the confirmation email will also enable you to submit a cancellation through the Website, however, you should contact us first before cancelling in this manner. A cancellation or amendment will not take effect until we receive confirmation from you. The cancellation policy described in your email confirmation (“Cancellation Policy”) applies to your Booking and the condo owner will refund any amounts due to you in accordance with the agreed Cancellation Policy.
In the event that:
? any Balance required from you is not paid in accordance with the timeframes set out in the Cancellation Policy; or
? you do not arrive at the property within 24 hours of your arrival time without notifying us, then we shall be entitled to treat your Booking as being cancelled by you and the Cancellation Policy
If we cancel or amend your Booking
We would not expect to have to make any changes to your Booking once it is agreed between you and us, but sometimes problems occur and we do have to make alterations or, very occasionally cancel Bookings.
If this does happen, we will contact you as soon as is reasonably practical and inform you of the cancellation or the change to your Booking. If we cancel your Booking, the we will refund you any fees you have already paid to the condo owner. However, we will not be liable to refund you for any fees you may have paid to any third party in connection with your rental (including, without limitation, fees for travel, entertainment, activities or insurance).
You can arrive at the Property after the time specified by us on the Arrival Date for your holiday and you must leave by the time specified by us on the departure date we give you. We will let you know these times in writing in advance of your stay.
If your arrival will be delayed, you must contact the person whose details are given on the booking confirmation email so that alternative arrangements can be made. If you fail to do so you may not be able to gain access to the Property.
You agree to comply with the regulations set out in any property manual at the Property and any other regulations reasonably specified by us from time to time and ensure that they are observed by all members of your party. You agree to keep and leave the Property and the furnishings, including items such as kitchen equipment, crockery and glasses clean and in good condition.
You agree not to cause any damage to the walls, doors, windows or any other part of the Property nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or to any other occupier of adjoining or neighbouring properties.
You agree to take all necessary steps to safeguard your personal property while at the Property.
You agree to ensure that each member of your party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage).
You cannot allow more people to stay in the Property than expressly authorised, nor can you significantly change the makeup of the party during your stay in the Property, nor can you take your pet into the Property unless permitted by us in writing in advance. If you do so, we can refuse to hand over the Property to you, or can require you to leave it. We will treat any of these circumstances as a cancellation of the Booking by you and we shall be under no obligation to refund you for any fees already paid to us in those circumstances. Any refund will be at our sole discretion.
You agree to allow us or any representative of ours access to the Property at any reasonable time during your stay for the purpose of essential repairs, in an emergency or to ensure you are complying with this Booking Contract.
Every effort has been made to ensure that you have an enjoyable and memorable stay. If however, you have any cause for complaint it is important that remedial action is taken as soon as possible.
It is essential that you contact us if any problem arises so that it can be speedily resolved. It is often extremely difficult (and sometimes impossible) to resolve problems properly unless we are promptly notified. Discussion of any criticisms with us whilst you are in residence at the Property will usually enable any shortcomings to be rectified straightaway. In particular, complaints of a transient nature (for example, regarding preparation or heating of the Property) cannot possibly be investigated unless registered whilst you are in residence at the Property.
If any complaint cannot be resolved during your holiday, you must write to us or email us with full details within 28 days of the end of your Booking.
For the avoidance of doubt, you shall always contact us if you have any complaint in relation to your Booking or the Property.
Limit of Liability
Our maximum liability for losses you suffer as a result of us acting in breach of this Booking Contract is strictly limited to the amounts received by us in relation to your Booking. We shall not be liable for any losses which are not a foreseeable consequence of us breaching this Booking Contract. Losses are foreseeable where they could be contemplated by you and us at the time your Booking is confirmed by us.
Your Booking is made as a consumer for the purpose of a stay and you acknowledge that we will not be liable for any business losses howsoever suffered or incurred by you.
For the avoidance of doubt, we shall not be liable to you or responsible for:
? any failure in relation to any payments due to the failure of a payment solution provided by a third party; and
? the rejection of any payment of yours by a third party payment solution provider.
Law and Jurisdiction
This Booking Contract (including any non-contractual obligations arising under or in relation to this Booking Contract) between you and us is governed by the law of the condo owner residence and we both agree that any dispute, matter or other issue which arises between us will be exclusively dealt with by the Courts of the condo owner residence.
You may not transfer your Booking or any rights and responsibilities under this Booking Contract to any other person, without our prior written consent.
If at any time any part of this Booking Contract is held to be unenforceable for any reason under any applicable law, that part shall be deemed omitted and the enforceability of the remaining parts shall not in any way be affected by that omission.
This Booking Contract, together with the Cancellation Policy and our confirmation email contain the entire agreement between us and you relating to the Booking and shall supersede any previous
agreements, arrangements or discussions between you and us, whether oral or in writing. No representation, undertaking or promise shall be taken to have been given or be implied from anything said or written in negotiations between you and us prior to receiving the confirmation email except as expressly stated in this Booking Contract. Neither you nor us shall have any remedy in respect of any untrue statement made by the other upon which that party relied in entering into this Booking Contract (unless such untrue statement was made fraudulently) and that party’s only remedy shall be for breach of contract as provided in this Booking Contract.
We will not be in breach of this Booking Contract, or otherwise liable for any failure or delay in performance, arising from any circumstances beyond our reasonable control including, without limitation, flood, fire, explosion or accident.
